Buyers agent Manly
Sixty-nine house sales in the last year. Ready beats patient.
STRAND Property Buyers is a buyers agency working in Manly, postcode 2095, for buyers only. We do not list, we do not sell, and we take nothing from the agent on the other side of the table. Our office is on Sydney Road in Balgowlah, about five minutes from The Corso.
If you are buying in Manly you are competing with people who have been watching it for years. Local knowledge is not the edge here. Everyone has it. The edge is being able to move on a house the week it appears, because only about sixty-nine of them sold in the last year.

What we have bought in Manly
Manly is a suburb we buy in selectively and work constantly. That distinction is worth being straight about, because every buyers agency in Sydney claims Manly and very few of them are in it every week.
The houses are the reason. Manly turned over roughly one house a week across the whole suburb last year, and a good share of those were gone before they hit the market or reached the end of a campaign. So the work that wins a Manly house happens long before it is listed, and a lot of searching happens in Fairlight, Balgowlah, Queenscliff and Manly Vale, where the same agents sell and the same buyers compete.
What it means for you is that we already know the streets, the agents and the recent sales before you brief us. Nobody is learning the suburb on your money.

What a buyers agent does in Manly
A buyers agent works only for you. We find the property, inspect it, price it against real comparable sales, and negotiate or bid for it, and you pay us rather than the seller paying us.
In Manly that comes down to two jobs. Getting you in front of a house before the second open, because the ones worth having do not reach one. And telling you what a place is actually worth on the day, which is routinely not the same as the number in the ad.
The nine steps do not change by suburb. What changes is the search list, which agents we call, and which doors we are pushing to get through first.
What it costs and how long it takes
The fee is agreed in writing before any work starts. The engagement retainer is a non-refundable part of that fee rather than an extra on top of it, and it comes off the balance. The balance falls due after exchange.
Most Full Search and Acquisition engagements run four to ten weeks from brief to exchange. Manly houses take about forty-one days to sell and units about thirty-two, so a Manly brief usually sits inside that window. A narrow house brief on the hill can sit well outside it, and you will hear that at the briefing rather than at week twelve.
Full Search and Acquisition runs on an Exclusive Buyers Agency Agreement. Our search is only for you, and your search is only with us.
Buying in Manly
Manly is a unit market with a house market inside it. In the twelve months to August 2026 it sold 459 units against 69 houses, which is around 7 units for every house. If you want an apartment there is plenty to look at. If you want a house, the search usually widens to the suburbs around it rather than settling for a unit.
The house number is the one to sit with. Sixty-nine sales across a suburb this size means the property that actually fits your brief may appear three or four times a year, and you will not get a second look at it. Being ready, with finance done and a decision you can make inside a day, beats being patient.
The suburb is really several markets. The beachfront along North Steyne is apartments, and the value there sits in the older blocks once somebody has read the strata report properly. The houses are on the hill between Darley Road and North Head, tightly held and rarely advertised with a guide worth reading. Fairy Bower is its own market again and trades on outlook more than floor area, and Cabbage Tree Bay separates two of those markets by about a million dollars.

Manly and the suburbs around it
A Manly brief doesn't always stay a Manly brief. The peninsula is small, the boundaries are administrative rather than real, and a search that starts on the Eastern Hill usually ends up looking at three or four surrounding suburbs as well.
The money is the reason. Manly houses sit at a typical price of $4.39m. Fairlight is $3.61m and Balgowlah is $3.43m, so the same brief moves roughly $780,000 to $960,000 by crossing one boundary. Whether that trade is worth taking depends on how much of Manly you would actually use.
- FairlightThe same peninsula and the same ferry for about $780,000 less on a house. Quieter streets, and nobody parked across your driveway on a Saturday.
- QueenscliffThe northern end of the beach and a handful of streets. Thin enough that you wait for stock rather than choose between it.
- BalgowlahWhere our office is. Bigger blocks, easier with children, and roughly $960,000 under Manly on typical house price.
- North ManlyManly in the name, inland in practice. Post-war brick on flat land, and the cheapest way into the postcode next door.
- Manly ValeOlder stock with good bones, and the one most likely to give you a house when Manly will only give you a unit.
- FreshwaterOne headland north. A beach village that still trades like one, and the closest thing left to Manly twenty years ago.
Getting to our office from Manly
Our office is Shop 1, 343-345 Sydney Road, Balgowlah NSW 2093, about five minutes from The Corso.
Driving, take Sydney Road west out of Manly, past the Fairlight shops and over the top of the hill into Balgowlah. We are in the shopfronts on the left side of Sydney Road before the Condamine Street junction, opposite the Post Office. Parking is usually a one hour limit on Sydney Road, or two hours in the Condamine Street council car park.
On public transport, the 144 runs from Manly Wharf along Sydney Road and stops outside the office, as do the 141, 150X and 170X. The B-Line stop on Condamine Street in Manly Vale is about ten minutes away on foot. Coming from the city, the ferry to Manly Wharf and then the 144 is the pleasant way to do it.

Questions about buying in Manly
Do you actually buy in Manly, or only nearby?
Both, and the split is worth knowing. We buy in Manly, and we are across the whole peninsula around it every week, Fairlight, Queenscliff, Balgowlah, North Manly and Manly Vale. Manly sold about sixty-nine houses in the last year, which is not many for a suburb this well known, so what decides a Manly search is a live picture of the peninsula rather than a list. That is what we have.
How much do I need to buy in Manly?
For the twelve months to August 2026 the typical house price was $4.39m and the typical unit $2.19m, according to HtAG Analytics. Neither is an entry price. Fairlight and Balgowlah will get you a house for roughly $780,000 to $960,000 less, which is the single biggest lever on a Manly brief.
Is it better to buy a unit in Manly or a house in Fairlight?
It depends what you are buying Manly for. If it is the walk to the beach and the ferry, the unit wins, and Manly units are liquid, with 459 sales in twelve months. If it is a family home you intend to hold for twenty years, the house wins nearly every time, but with a limited budget it will not be in Manly.
Can you bid at auction for me in Manly?
Yes. Auction bidding is part of a Full Search and Acquisition engagement as well as something we can offer separately. During a Full Search it is the last resort though, and the work that decides the result usually happens in the weeks before the auctioneer has anything to say.
How long does a Manly search take?
Four to ten weeks from brief to exchange for most engagements. Stock moves quickly once it appears, at about forty-one days on market for houses and thirty-two for units. The part that takes time is usually waiting for the right property rather than the transaction itself.
What do you need from me before you start?
A brief, finance pre-approval, and a signed Exclusive Buyers Agency Agreement. Pre-approval is not a formality in Manly. A house that suits you might come up four times a year, and you cannot afford to be arranging finance in the week it does.
