Buyers agent Manly Vale

Apartments at about half the Manly price. Houses at $1.5m under.

STRAND Property Buyers is a buyers agency working in Manly Vale, postcode 2093, for buyers only. You pay us and nobody else does. We never act for a seller, and our office is on Sydney Road in Balgowlah, one suburb east.

Manly Vale is an apartment market first. It sold 152 units in the year to August 2026 against 47 houses, and the typical unit went for $1.08m, a little under half what the same thing costs in Manly. That gap is why many people end up here, and it is wider than any amount of negotiating will find you on the beach.

What we have bought in Manly Vale

Manly Vale is a suburb we buy in regularly, and have for years rather than lately. Where Manly is a suburb we work constantly and buy in selectively, this one is the other way round.

A good deal of that has been apartments, which is simply where the volume is here. The buying has run from the low eight hundreds to the mid one and a half millions, one and two bedrooms mostly, in the low-rise brick blocks put up between the 1960s and the 1980s. Owner occupiers for the most part, with the occasional investor.

We search it just as hard for house buyers. Those searches do not always end here, because only 47 houses sold in the last year and the right one may turn out to be in Balgowlah or Allambie Heights. Knowing when to cross a boundary, and when to wait, is most of what the job is worth, and it is easier when the same people are watching all of them. The advantage is getting to a property off-market, before the crowd, rather than joining everyone else on the portals.

What that buys you is knowledge at the level of the street and the building rather than the suburb. Which blocks have been maintained and which we put red flags on. Which get northern light and which look at a car park. A floor plan and a price guide tell you none of it.

What a buyers agent does in Manly Vale

A buyers agent acts for the buyer and only the buyer. We find the property, inspect it, price it against real comparable sales, offer and negotiate, and our fee comes from you rather than from the seller.

On the unit side, which is most of what trades here, the work shifts from finding to checking. There is usually something available, so the question is rarely whether you can buy. It is which one. Two units at the same price in the same street can be separated by a five-figure levy, or by a building that has not been painted since the nineties.

So we read the strata report before anybody falls for the kitchen. Sinking fund balance, levy history, special levies raised or looming, defect reports, the minutes of the recent general meetings, and whether the by-laws allow the thing you were planning to do to the place.

On a house the problem inverts. There is little to choose from and not much time to choose, so the work goes back into finding: which owners are thinking about it, which agent has something coming, and which of the neighbouring suburbs is worth opening up rather than waiting here.

What it costs and how long it takes

One fee, agreed in writing before anything starts. The engagement retainer forms part of that fee rather than sitting on top of it, and it is deducted from the balance, which falls due after exchange.

Four to ten weeks from brief to exchange covers most Full Search and Acquisition engagements. Manly Vale apartments took 42 days to sell in the year to August 2026 against 32 in Manly, so there is usually enough room to do the checking properly rather than waive a cooling-off period and hope, like plenty of buyers on their own do.

Full Search and Acquisition runs on an Exclusive Buyers Agency Agreement, which means our search is only for you and your search is only with us.

Buying in Manly Vale

Manly Vale is an apartment suburb with houses in it, which is the reverse of how it usually gets described. It sold 152 units and 47 houses in the year to August 2026, a little over three to one.

The typical unit was $1.08m. Balgowlah was $2.03m, Manly $2.19m and Fairlight $2.29m. Only Brookvale, at $1.02m, is cheaper anywhere nearby. So an apartment here is not a slightly better deal than the coast, it is half the price, and most of what is worth knowing about the suburb follows from that.

The stock is mostly three-storey walk-up brick from the 1960s to the 1980s, on blocks subdivided when land here was cheap, which is why the grounds are generous by modern standards and why the strata reports repay reading. The buildings along Campbell Parade back onto Balgowlah Golf Course, which is the closest thing the suburb has to an outlook.

The houses are worth knowing about even if you came for a unit. A typical one went for $2.85m and they sold in 36 days, faster than the apartments and faster than Manly. Only 47 sold though, so the house market here behaves like a small one: little choice, and not much time to think.

The suburb is cut in two by Condamine Street, and that matters more to price than any other single feature of it. West of the road the streets climb towards Allambie Heights and get quieter and greener as they go. East of it they run down towards Balgowlah and the shops. Traffic noise, the walk to the bus and which primary school catchment you land in all turn on that line, and none of it shows up in a listing photograph.

Manly Vale and the suburbs around it

Manly Vale sits in the middle of the southern beaches rather than at the edge of anything, so a search here nearly always touches the suburbs on either side of it. It borders six, and on apartments the spread across that ring is enormous.

A typical Manly Vale unit was $1.08m in the year to August 2026. Balgowlah was $2.03m and Manly $2.19m, so crossing one boundary roughly doubles the number. Going the other way there is only Brookvale.

Questions about buying in Manly Vale

Why buy an apartment in Manly Vale instead of Manly?

Price, and the gap is large enough to change what you can buy. The typical Manly Vale unit was $1.08m in the twelve months to August 2026 against $2.19m in Manly, according to HtAG Analytics. You give up the walk to the beach and you keep roughly half the money, which for most buyers is the difference between a compromise and a home.

How much do I need to buy in Manly Vale?

The typical unit was $1.08m and the typical house $2.85m over that same period. Neither is a starting price. Apartment prices spread widely either side of that figure depending on the block, the aspect and how well the building has been looked after.

Can I buy a house in Manly Vale?

Yes, and apart from Brookvale it is the cheapest house market on this side of the beaches. A typical one went for $2.85m against $4.39m in Manly. The catch is volume: 47 sold in the year to August 2026 and they moved in 36 days, faster than the apartments, so a house brief here needs you ready rather than browsing.

What should I be checking in a Manly Vale strata report?

The sinking fund balance against the age of the building, any special levy raised in the last five years or flagged for the next few, defect and remediation reports, and the minutes of recent general meetings, which tell you whether the committee functions. Most of these blocks are fifty years old or more, so the question is not whether work will be needed but whether it has been planned and funded.

Does Condamine Street affect the price?

Yes, and more than most people expect. It is the arterial through the middle of the suburb, and proximity to it moves both price and how easily a property resells. Which side of it you are on also changes the walk to the shops and the school catchment. It is one of the first things we look at on any Manly Vale property.

How long does a Manly Vale search take?

Most engagements run four to ten weeks, brief to exchange. Apartments here took 42 days to sell on average in the year to August 2026, a little slower than Manly, and that extra time is useful rather than wasted. It is what lets a strata report be read properly before you commit.

Do you cover the suburbs around it as well?

Yes. We work the whole Northern Beaches council area and nowhere else, and a Manly Vale brief regularly takes in Balgowlah, North Balgowlah, Allambie Heights and Brookvale. Those are different markets at different prices, and treating them as one search is usually what finds the property.
