Clearance rate, June to August 2026
Soft, below 60%
Northern Beaches auctions cleared 53% over June to August 2026, which is soft on the scale our market report uses. Over the same three months a year earlier, the rate was 70%.
STRAND's buyers agents update this page every month from HtAG Analytics data for the whole Northern Beaches Council area. Subscribers to our market update get each month's figures about two weeks before they appear here.
Every month since March 2021
The rate peaked at 94% in March 2021. Over the last twelve months it ran between 48% in April 2026 and 83% in December 2025.
December and January swing the most, because few auctions run over summer. That is why the headline averages three months.

What the rate means for you
The rate tells you how much competition to expect on auction day, and how much room there is to negotiate before or after it.
Strongabove 70%
Most auctions sell, and competition sets the price on the day.
An offer before auction, if the vendor will take one, is often the only way to avoid a bidding war.
Balanced60% to 70%
Most homes sell under the hammer or soon after, but not all of them.
Well-presented homes in good streets still draw a crowd, so set your limit before the day, not on it.
Softbelow 60%Where the market is now
More homes pass in, and many then sell in negotiation, usually with the highest bidder getting the first chance to deal with the vendor.
Vendors are more open to offers before auction day, and you have more room to negotiate on price and terms.
The rate covers the whole council area. A tightly held street can run hot in a soft market, which is why we judge every property on its own comparable sales, not the average.
How the figure works
These are HtAG Analytics' monthly auction clearance rates for the whole Northern Beaches Council area, houses and units combined.
The headline is the average of the latest three months. A single month can swing hard, because HtAG does not publish how many auctions it counted, and quiet months are thin. January 2024 read 8%.
We do not publish a rate for each suburb. Most suburbs record too few auctions in a month for a percentage to mean anything.
Our market update quotes HtAG's own three-month figure, which ends a month earlier, so the two can differ by a point or so.
