Of the suburbs on the Manly peninsula, Balgowlah is where a house brief and an apartment brief sit most evenly. It sold 80 houses and 132 units in the year to August 2026, fewer than two units for every house, where Manly sold nearly seven and Manly Vale more than three.

What we have bought in Balgowlah
Balgowlah is one of the suburbs we know best, for the plain reason that we are in it every day. The streets either side of our office are the ones we walk, inspect in and often hear about first.
A good deal of what we have bought here has been family homes: freestanding houses from the 1950s through to the 1990s, some renovated and some waiting for it, and townhouses in small complexes. The prices have run from about $2.4m to a little over $4.8m, and not all of it reached the portals.
The apartment side gets the same work, and in Balgowlah it is the bigger market. A unit brief here usually ends up weighing Balgowlah against Fairlight and Manly Vale, three very different prices a few minutes apart. And plenty of the house searches that start in Balgowlah finish in Balgowlah Heights or North Balgowlah, a few streets away and a different price again. That is the case for a buyers agent who covers the whole area rather than one suburb.
Being local makes the work faster and more precise. We can be at a Balgowlah property the morning it comes up, and we usually know the street before we arrive: how it sounds at eight in the morning, where the afternoon sun goes, and what the house two doors down sold for.

What a buyers agent does in Balgowlah
A buyers agent is engaged and paid by the buyer, and works only on the buyer's side of the purchase. We find the property, inspect it, price it against recent comparable sales and run the offer and negotiation, and we take nothing from the seller or the selling agent.
In Balgowlah the work divides by property type more than anywhere nearby, because the suburb has three markets rather than one. For a house, the job is mostly about the street: which side of Sydney Road, how close to Condamine Street or the Deviation, and which primary school catchment the address falls in. Those decide what the next buyer will pay far more than the kitchen does.
Townhouses are either Torrens or strata, often in small schemes of a handful of homes, and small schemes carry their own risk. Many are self-managed with a thin sinking fund, so a new roof or a failed retaining wall becomes a negotiation between neighbours. We read the by-laws and the minutes before you commit, and talk to the strata manager where there is one.
Apartments here are priced close to Manly, so the question is what the premium over Manly Vale is buying: a newer building, a bigger floor plan, a lift, parking, or only the name. Sometimes it is worth paying. Often the same money buys more one suburb away.
What it costs and how long it takes
The fee is agreed in writing before the search begins. The engagement retainer is part of that fee rather than an addition to it, and it is taken off the balance, which is paid after exchange.
Most Full Search and Acquisition engagements take four to ten weeks from brief to exchange. Balgowlah houses took 40 days to sell in the year to August 2026 and units took 42, a steady pace rather than a frantic one, so a well-defined brief usually lands inside that window.
Full Search and Acquisition is engaged on an Exclusive Buyers Agency Agreement. We search on your brief alone, and you search through us alone.
Buying in Balgowlah
Buying in Balgowlah means choosing between two healthy markets side by side. The typical house went for $3.43m in the year to August 2026 and the typical unit for $2.03m, and they sold at much the same pace, 40 days for houses and 42 for units.
The unit figure is the one that surprises people. It is nearly twice the $1.08m typical next door in Manly Vale, and only about $150,000 short of Manly. A Balgowlah apartment is not the cheap way into the peninsula. If that is the brief, the answer is usually north of the Deviation.
The suburb falls in two directions from Sydney Road. North of it the blocks are generally flatter and run up to the Burnt Bridge Creek Deviation. South of it the land drops towards North Harbour, the streets get steeper, the harbour views begin, and prices tend to climb with the fall until Balgowlah becomes Balgowlah Heights.
Three roads shape the prices around them. Sydney Road carries the shops, the cafes and the buses. Condamine Street carries the traffic to the rest of the beaches, past Balgowlah Village Shopping Centre. The Deviation runs behind sound walls along the north-western side. The quiet streets a block back from all three are where the competition is strongest, and the school catchment decides a good deal of the rest.

Balgowlah and the suburbs around it
Balgowlah shares postcode 2093 with Balgowlah Heights, North Balgowlah and Manly Vale, and plenty of buyers treat the four as one place. They are four markets. On a typical house the postcode ran from $2.85m in Manly Vale to $4.25m in Balgowlah Heights in the year to August 2026, a spread of $1.4m inside one set of four digits.
That makes the boundary one of the most useful levers a Balgowlah brief has. A few streets south buys the harbour. A few streets north-west, across the Deviation, saves about $290,000 on a typical house.
- Balgowlah HeightsSouth, running down to the harbour. The same postcode, almost all houses, and a typical one cost about $810,000 more.
- North BalgowlahAcross the Deviation to the north-west. Houses for about $290,000 less, and they sold in 28 days against 40 here.
- Manly ValeDirectly north, and the cheaper way into apartments. A typical unit was $1.08m against $2.03m in Balgowlah.
- FairlightEast towards Manly, on the North Harbour side. A typical house cost a little more at $3.61m but took 75 days to sell, which leaves more room to negotiate.
- SeaforthWest along Sydney Road towards the Spit. Houses were dearer at $3.66m and took twice as long to sell, 80 days against 40.
- ManlyTwo suburbs east, past Fairlight. Houses cost about $960,000 more there. Apartments cost only about $150,000 more, which is the part most people do not expect.
Finding our office in Balgowlah
Our office is Shop 1, 343-345 Sydney Road, Balgowlah NSW 2093, on the Sydney Road shops just east of Condamine Street and opposite the Post Office. From most of Balgowlah it is a walk.
Driving from the rest of the beaches, come south on Condamine Street and turn left into Sydney Road. From the city, cross the Spit Bridge, come up Manly Road and take Sydney Road east rather than the Deviation, then go straight across Condamine Street and we are a short way along on the right.
Leave the car in the Condamine Street council car park if you are coming in to sit down with us. It allows two hours, where the kerb out the front allows only one hour. The 141, 144, 150X and 170X all stop right outside, and across the road going the other way.

Questions about buying in Balgowlah
Is Balgowlah better for a house or an apartment?
Either, which is unusual on this side of the beaches. It sold 80 houses and 132 units in the twelve months to August 2026, according to HtAG Analytics, the most even split on the Manly peninsula. The typical house was $3.43m and the typical unit $2.03m, so budget and the need for a garden usually decide it rather than what is available.
How much do I need to buy in Balgowlah?
A typical house went for $3.43m and a typical unit for $2.03m over the same period. Neither is an entry price, and the range either side of both is wide: the streets falling towards North Harbour sit well above the house figure.
What is the difference between Balgowlah and Balgowlah Heights?
About $810,000 on a typical house, and the harbour. Balgowlah Heights runs south of Balgowlah down to the water, it is almost entirely houses, and its typical house was $4.25m against $3.43m here. It shares the postcode, which is why listings blur the two, so it is worth checking which one a property is actually in.
Does the Burnt Bridge Creek Deviation affect prices?
For the streets right beside it, yes. It carries the main road between the Spit Bridge and the rest of the beaches, behind sound walls for its full length. The walls take care of most of the noise. They do not change how the next buyer feels about backing onto an arterial road, and that is what sets the resale, so a house there should be bought at a price that allows for it.
Is a townhouse in Balgowlah a good middle ground?
It can be. A townhouse gives you the layout of a house, usually with a courtyard and a garage, for less than a freestanding house in the same street. The trade, when it is strata titled, is that in a scheme of only a few homes a new roof is split between very few owners, so the strata records deserve the same reading as an apartment's.
Which schools are close to Balgowlah?
For primary, Balgowlah splits between two public school catchments: Manly West Public around Sydney Road and the streets north of it, and Balgowlah Heights Public in the streets towards the harbour. St Cecilia's is the Catholic primary. For high school, Balgowlah addresses are local to The Forest High School in Allambie Heights and to both Northern Beaches Secondary College campuses, Balgowlah Boys and Mackellar Girls. Catchment lines do not follow suburb boundaries, so on a family brief we check the catchment for the exact address before anything else, rather than trusting the suburb name on the listing.
How long does a Balgowlah search take?
Most engagements take four to ten weeks, brief to exchange. Balgowlah houses took 40 days to sell in the year to August 2026 and units 42, so stock turns over steadily, and what takes the time is usually a narrow brief rather than the market.
