Buyers agent Fairlight
Fairlight apartments cost more than Manly's last year. Houses cost $780,000 less.
STRAND Property Buyers is a buyers agency working in Fairlight, postcode 2094, and only ever on the buyer's side. Our office is on Sydney Road in Balgowlah, the next suburb west along the same road.
Fairlight is where Manly's price logic turns over. In the year to August 2026 its typical apartment went for $2.29m, the highest of any suburb on the Northern Beaches and about $100,000 above Manly, while its typical house, at $3.61m, cost about $780,000 less than Manly's.

What we have bought in Fairlight
Fairlight is a suburb we buy in regularly, and across the whole of its range rather than one corner of it.
That has meant one and two bedroom apartments in the brick blocks from around 1960, from under $800,000 up to $1.8m, and family homes too, from post-war brick houses to townhouses, into the high two millions. Some were bought before they reached the portals.
Some of what we have bought here came out of searches that started somewhere else, in North Balgowlah or Manly Vale. That is the case for a buyers agent who covers the whole council area: the right property does not always turn up in the suburb the search began in.
Being on the same road helps. Fairlight runs along both sides of Sydney Road, a few minutes from our door, so we know which blocks look across North Harbour and which look into the building next door.

What a buyers agent does in Fairlight
A buyers agent represents the purchaser through the whole of a purchase and is paid only by them. We find the property, inspect it, price it against recent comparable sales and negotiate the terms, with nothing taken from the seller's side.
In Fairlight the apartment work is about telling a harbour view from a harbour glimpse. The typical price here was the highest on the Northern Beaches, and a good share of what buyers pay for is outlook, so a unit a street back can carry most of the price without much of the view. We price the outlook separately from the apartment.
The house market runs the other way. With 49 sales and 75 days on market in the last year, Fairlight houses sat long enough to negotiate, and the work is knowing which ones are sitting because of the price and which because of the house.
Most of the apartments are in walk-ups from around 1960, so the strata records get the same close reading here as anywhere on the peninsula: the sinking fund, the capital works plan and any levy on its way.
What it costs and how long it takes
The fee is agreed and signed off before the search starts. The engagement retainer is paid first and comes out of that fee rather than adding to it, and the balance is paid after exchange.
Allow four to ten weeks from the brief to an exchanged contract for most Full Search and Acquisition engagements. Fairlight apartments took 45 days to sell in the year to August 2026 and houses 75, so there is more time here than in Manly to do the checking and still be first with an offer.
Full Search and Acquisition works on an Exclusive Buyers Agency Agreement, which commits us to your search and you to us for as long as it runs.
Buying in Fairlight
Buying in Fairlight means paying Manly money for an apartment and less than Manly money for a house. The typical unit went for $2.29m in the year to August 2026 and the typical house for $3.61m, with 96 units and 49 houses sold.
Against its neighbours the apartment figure is the outlier. Manly was $2.19m, Balgowlah $2.03m, Queenscliff $1.51m and Freshwater $1.17m. The houses sit where you would expect, about $780,000 under Manly and about $170,000 over Balgowlah.
Fairlight runs along both sides of Sydney Road between Balgowlah and Manly, and it is really two places. North of the road it reaches past Balgowlah Road towards Manly Vale, and Manly Golf Club keeps a good part of that side green. South of it the land drops to North Harbour, Fairlight Beach and its rock pool, and the Manly Scenic Walkway along the water.
The harbour side of the hill is where the outlook and most of the price sit. Owners also moved on sooner than almost anywhere else: HtAG's figure for how long Fairlight houses were held was about eight years, the second shortest in the council area.
| Measure | Houses | Units |
|---|---|---|
| Typical price | $3.61m | $2.29m |

Fairlight and the suburbs around it
Fairlight sits between two of the dearest house markets on the Manly peninsula, Manly to the east and Balgowlah Heights to the south-west, and two where the same money goes further, Balgowlah and Manly Vale. A search here nearly always takes in at least one of them.
On apartments the spread is the story. In the year to August 2026 the typical unit ran from $1.08m in Manly Vale to $2.29m here, a gap of about $1.2m across a single boundary.
- ManlyEast, down the hill to the Corso. Houses about $780,000 dearer at $4.39m, but a typical apartment was about $100,000 cheaper, at $2.19m.
- BalgowlahWest along Sydney Road, where our office is. Houses about $170,000 cheaper at $3.43m, and apartments about $260,000 cheaper at $2.03m.
- Manly ValeNorth, beyond Balgowlah Road. The cheapest apartments around Fairlight at $1.08m, less than half the Fairlight figure.
- QueenscliffNorth-east, at the far end of Manly Beach. Apartments at $1.51m, and only 12 house sales in the year.
- Balgowlah HeightsSouth-west, along the harbour. Almost all houses, at $4.25m, about $640,000 more than a typical Fairlight house.
- FreshwaterTwo suburbs north, on the ocean side. A typical apartment at $1.17m, about half the Fairlight figure, for a beach instead of the harbour.

Questions about buying in Fairlight
Why did Fairlight apartments cost more than Manly's?
Partly the outlook and partly the mix. The typical Fairlight unit was $2.29m in the twelve months to August 2026, according to HtAG Analytics, against $2.19m in Manly. Fairlight's figure leans on its harbour-facing buildings, and Manly's covers far more sales, including many small older units. The gap is narrow enough to swap in a different year.
How much do I need to buy in Fairlight?
A typical house went for $3.61m and a typical unit for $2.29m over the same period, and both are middle figures rather than floors. One bedroom apartments in older walk-ups sit well below the unit figure, and houses with a harbour outlook well above the house one.
Is a house in Fairlight a better buy than one in Manly?
It depends what you want Manly for. A typical Fairlight house was about $780,000 cheaper, on the same peninsula and near the same ferry, and Fairlight houses took 75 days to sell against 41 in Manly, which leaves more room to negotiate. What you give up is the ocean beach and the Corso on your doorstep.
Why do Fairlight houses take so long to sell?
Seventy-five days put Fairlight among the slowest house markets on the Northern Beaches in the year to August 2026. With only 49 houses sold, a few long campaigns stretch the figure, and a house priced above what the next buyer will pay can sit for months. For a prepared buyer that is an opening rather than a warning.
What should I check on a Fairlight apartment?
The outlook first, and whether anything could take it away: a neighbouring site that could be redeveloped, or trees that are free to grow. Then the building, since many of the blocks date from around 1960 and the strata records show whether the concrete, the balconies and the sinking fund have been kept up. Parking last, which is short in plenty of the older blocks.
Which schools serve Fairlight?
For primary, most of Fairlight is in the Manly West Public School catchment, and the streets at the Manly end are in Manly Village Public School's. For high school, Fairlight addresses are local to The Forest High School in Allambie Heights and to both Northern Beaches Secondary College campuses nearby, Balgowlah Boys and Mackellar Girls in Manly Vale. The line between the two primary catchments runs through the suburb, so we check it for the exact address.
How long does a Fairlight search take?
Four to ten weeks for most engagements, brief to exchange. Apartments here took 45 days to sell in the year to August 2026 and houses 75, so there is usually time to check a property properly, and the waiting, when there is any, tends to be for the right outlook.
