Buyers agent Freshwater

A beach village, with apartments priced closer to Manly Vale than to Manly.

STRAND Property Buyers is a buyers agency that works in Freshwater, postcode 2096, for the buyer and nobody else. We are never paid by a seller, and our office is on Sydney Road in Balgowlah.

Freshwater is a beach village with more apartments than houses. It sold 159 units and 70 houses in the year to August 2026, and the typical unit went for $1.17m. That is less than in Queenscliff, Curl Curl or Dee Why, about $95,000 more than inland Manly Vale, and a little over half the Manly figure.

What we have bought in Freshwater

Freshwater is a suburb we buy in often, and have done for years. A good share of it has been apartments, because that is where most buyers who want to live near this beach can make the numbers work.

Most have been one and two bedroom homes in the blond-brick walk-ups that went up across Freshwater in the 1960s and early 1970s, from under $800,000 to nearly $1.4m. A number of them were secured before they were ever advertised.

We search the house market just as hard, and it moves quickly. Freshwater sold 70 houses in the last year and they took 33 days to sell, faster than Manly. Plenty of those searches spread into Curl Curl, North Curl Curl and Queenscliff before they finish, and some of the best outcomes come from a buyer who was ready to cross a headland.

In a suburb this compact, the difference between two apartments is often the building rather than the street. Which blocks have funded their sinking fund, which have already fixed their balconies, and which top floors catch a slice of ocean between the roofs.

What a buyers agent does in Freshwater

A buyers agent works for the purchaser, not the vendor. We find the property, inspect it, price it against recent comparable sales and handle the negotiation, and our fee is paid by you alone.

Near the beach, the building matters as much as the apartment. Salt air is hard on 1960s concrete, and many blocks here have had, or will need, balcony and facade repairs. So we read the strata records for that before anything else: the capital works plan, any special levy raised or proposed, and the engineering reports behind them.

Freshwater houses are a different job. They sold in 33 days in the last year, so the work is about being ready: finance approved, a building inspector available the week a house appears, and a clear view of what it should cost before the first open home.

The fee is agreed in writing before we start. Part of it is paid up front as the engagement retainer, which counts towards the fee rather than adding to it, and the rest is paid after exchange.

A Full Search and Acquisition engagement usually runs four to ten weeks from brief to exchange. Freshwater apartments took 32 days to sell in the year to August 2026 and houses 33, so a well-prepared buyer often exchanges well inside that range.

Full Search and Acquisition is carried out under an Exclusive Buyers Agency Agreement, meaning we act only on your brief and you use no other buyers agent while it runs.

Buying in Freshwater

Buying in Freshwater means buying in a small, dense suburb where apartments outnumber houses. It sold 159 units and 70 houses in the year to August 2026, and more than half its homes were flats or apartments at the 2021 census.

The typical unit went for $1.17m. Queenscliff to the south was $1.51m, Dee Why $1.39m and Curl Curl $1.71m, so Freshwater is the cheapest of the beach suburbs around it, and the stock explains most of the gap: older, smaller walk-ups rather than newer buildings with lifts.

The houses are a different market again. The typical one went for $3.64m, about $750,000 under Manly, and Freshwater sold 70 of them against Manly's 69, in 33 days against 41.

It covers only 1.8 square kilometres, running from the beach and the headland up the hill towards Harbord Road. The streets closest to the sand trade on the walk, the higher ones on the view, and the flatter streets around the village shops on being able to do everything on foot.

It was called Harbord until 2008, and plenty of it still is: Harbord Public School, the Harbord Diggers and the Harbord Beach Hotel. Older titles and listings use the old name too.

Freshwater and the suburbs around it

Freshwater is one of a string of beach suburbs, and a search here usually runs along the coast rather than inland: Queenscliff to the south, Curl Curl to the north, and Manly beyond. Each has its own beach and its own price.

On apartments the spread along that stretch of coast is wide. The typical unit ran from $1.17m in Freshwater to $2.19m in Manly in the year to August 2026, with Dee Why, Queenscliff and Curl Curl in between.

Questions about buying in Freshwater

How does Freshwater compare with Manly for an apartment?

The typical Freshwater unit was $1.17m in the twelve months to August 2026, according to HtAG Analytics, against $2.19m in Manly. You trade the ferry, the Corso and the size of the Manly market for a smaller beach village and roughly $1m. For most apartment buyers who mainly want the sand, that is a good trade.

How much do I need to buy in Freshwater?

A typical unit was $1.17m and a typical house $3.64m over the same period. Both spread widely: a one bedroom walk-up well back from the beach sits below the unit figure, and a house with an ocean view well above the house one.

What should I check in an older Freshwater apartment block?

Concrete and balconies first. Salt air is hard on buildings from the 1960s and 1970s, so look for engineering reports, repairs already done or planned, and whether the sinking fund can pay for them without a special levy. Then parking, which many of these blocks are short of, and the by-laws on pets and renovations.

Is it hard to buy a house in Freshwater?

It is competitive. Freshwater sold 70 houses in the year to August 2026, about the same number as Manly, and they took 33 days to sell against Manly's 41. Most house buyers here need finance approved and an inspector on call before the right house comes up.

Was Freshwater called Harbord?

Yes. The suburb was officially Harbord from 1923 until 2008, when the name went back to Freshwater, so older titles, listings and plenty of local landmarks still carry the Harbord name. It is the same place.

Which schools serve Freshwater?

Harbord Public School and St John the Baptist Catholic School for primary. For high school, the Northern Beaches Secondary College campus in Curl Curl, which has taught Years 11 and 12 only and takes Years 7 and 8 from 2027, becoming a full Year 7 to 12 campus from 2028. Catchment boundaries do not always match the suburb, so we check the specific address.

How long does a Freshwater search take?

Most engagements run four to ten weeks from brief to exchange. Apartments here took 32 days to sell in the year to August 2026 and houses 33, and the waiting, when there is any, is usually for the right building rather than for stock.
