Buyers agent Allambie Heights
A house beside Manly Dam for about what Frenchs Forest costs.
STRAND Property Buyers is a buyers agency that works in Allambie Heights, postcode 2100, for buyers and never for sellers. Our office is a short drive away on Sydney Road in Balgowlah.
Allambie Heights is where the Forest's house prices meet the Manly side of the council area. A typical house went for $2.56m in the year to August 2026, level with Frenchs Forest and Beacon Hill to the north, and about $290,000 under Manly Vale, which it borders to the south-east.

What a buyers agent does in Allambie Heights
A buyers agent works on the buying side of a purchase and nowhere else. We search, inspect, price each home against recent comparable sales and negotiate it, and the only fee we earn is the one the buyer pays.
Allambie Heights comes into a good number of the house briefs we run on this side of the beaches, often as the benchmark: what a budget buys on a quiet street by the bush, set against what the same money buys a few minutes closer to the water. Some of those searches have ended in Balgowlah, Fairlight and Curl Curl. The job is to make that trade with real prices on both sides of it.
The checks here follow the land. Streets that back onto Manly Dam Reserve, Garigal National Park or Allenby Park are often mapped as bushfire prone, which shows up in insurance and in what a rebuild has to meet. Most of the houses went up after the war, and many have been extended since, so the building report and the approvals behind each extension get read closely.
What it costs and how long it takes
Our fee is agreed and signed before any search begins. The engagement retainer is the first part of it, not a separate charge, and the rest is paid after exchange.
Four to ten weeks from brief to exchange is the usual run of a Full Search and Acquisition engagement. Allambie Heights houses took 37 days to sell in the year to August 2026, a little quicker than Frenchs Forest or Beacon Hill, so a prepared buyer is rarely left waiting on the market.
Every Full Search and Acquisition engagement sits on an Exclusive Buyers Agency Agreement: one buyers agent working your brief, and a search that is yours alone.
Buying in Allambie Heights
Buying in Allambie Heights means buying a house. It sold 79 of them in the year to August 2026, and they took 37 days to sell. Too few apartments sold to give them a typical price at all.
The price is the interesting part. At $2.56m the typical house was about $290,000 under Manly Vale and $580,000 under North Balgowlah, both of which it borders, and within about $40,000 of Frenchs Forest and Beacon Hill. On the same budget, a buyer here is choosing between the bush and a shorter drive to the beach.
The suburb sits on high ground above Manly Dam Reserve, which runs along its southern edge, with Garigal National Park to the west and Allenby Park to the north. It was laid out in the late 1940s and early 1950s, and many of its streets carry the names of Second World War battles and leaders, from Tobruk Avenue and Owen Stanley Avenue to Churchill Crescent.
Allambie Road is the spine of it, with the buses, the shops and most of the traffic, and the quieter streets off either side are where buyers compete hardest. The houses from the first subdivision sit on generous blocks, and plenty have since been extended or rebuilt, so two houses in the same street can be decades apart in what they offer.

Allambie Heights and the suburbs around it
Allambie Heights borders nine suburbs, and they fall into two groups. To the north and west are the Forest suburbs, with houses at much the same price. To the south and east are Manly Vale, North Balgowlah and North Manly, where a similar house costs a good deal more.
That split is why the suburb comes up on searches from both directions. In the year to August 2026 a typical house ran from $2.56m here to $3.17m in North Manly, a gap of about $610,000 within a few minutes' drive.
- Manly ValeSouth-east, down the hill towards Condamine Street. Houses about $290,000 dearer at $2.85m, and the start of the apartment market, with a typical unit at $1.08m.
- North BalgowlahSouth, past the dam. Houses at $3.15m, about $580,000 more, and they sold in 28 days.
- North ManlyEast, on flatter ground. Houses about $610,000 dearer at $3.17m, and quick to sell at 30 days.
- Beacon HillNorth, up the ridge. A typical house cost about $40,000 more, $2.60m, and the highest streets look out to sea.
- Frenchs ForestNorth-west, and the Forest's biggest house market, 202 sales at $2.59m. Much the same money for a wider choice.
- Killarney HeightsWest, beyond the national park. Houses about $220,000 dearer at $2.79m, and owners there held on longer than almost anywhere else in the council area.

Questions about buying in Allambie Heights
Why buy in Allambie Heights rather than Manly Vale?
Mostly for the price and the quiet. A typical Allambie Heights house went for $2.56m in the twelve months to August 2026, according to HtAG Analytics, against $2.85m in Manly Vale next door, and the streets run out to bush rather than to a main road. What you give up is being able to walk to Condamine Street.
How much do I need to buy in Allambie Heights?
A typical house went for $2.56m over the same period. That sits in the middle of a wide range: original post-war houses sit well under it, and rebuilt homes backing onto the reserve well over.
Are there apartments in Allambie Heights?
Hardly any. It is a suburb of houses, and too few units sold in the last year to give them a typical price. For an apartment close by, Manly Vale and Brookvale have far more choice, at about $1.08m and $1.02m for a typical unit.
Does bushfire risk affect buying in Allambie Heights?
On the streets that back onto Manly Dam Reserve, Garigal National Park or Allenby Park, it often does. Land mapped as bushfire prone can carry a higher insurance premium and stricter building requirements for any rebuild or extension, so we check the mapping for the specific address before you inspect rather than after.
Which schools serve Allambie Heights?
Allambie Heights Public School for primary, and The Forest High School, which has moved into the suburb. Arranounbai School and The Beach School, both specialist schools, are here too. Catchment lines are checked address by address, since they do not follow the suburb boundary.
How long does an Allambie Heights search take?
Usually four to ten weeks, from the brief to an exchanged contract. Houses here took 37 days to sell in the year to August 2026, and with 79 sold there is usually something to look at, so the time goes into choosing well rather than waiting.
