What we have bought in Frenchs Forest
Frenchs Forest is on many of the house searches we run on this side of the beaches. With this much stock the work is less about finding a house than choosing between several, and knowing which ones to leave alone.
The homes we have bought here have been the suburb's signature house: a four-bedroom from around 1970 on a block of 700 to 850 square metres, updated inside, with a pool and a garden running back towards the trees.
Plenty of Frenchs Forest searches do not end here. House buyers who start in the Forest often widen to Belrose, Davidson, Beacon Hill or Forestville once they have seen what each offers for the money, and a fair share of ours have bought in Belrose. Treating the Forest as one search rather than five is usually what finds the house.
The detail that decides a Forest purchase is rarely on the listing: whether the back fence is the national park or Warringah Road, whether the block is level enough for a pool, and whether the bushfire map touches it. We check those before you give up a Saturday to inspect.

What a buyers agent does in Frenchs Forest
A buyers agent is a licensed agent who represents the buyer alone. We search, inspect, price each property against recent comparable sales and negotiate the purchase, and we are paid by you, never by the seller.
In Frenchs Forest the job is mostly comparison. With 202 houses sold in the last year, the question is rarely whether something suitable will come up. It is which of three similar houses to pay for, and what each of them should cost.
The checks are specific to the Forest. Bushfire-prone land mapping, which touches insurance and what you can build. Sewer and drainage easements through the back of big blocks, which decide whether the pool or the granny flat you have in mind can go in. And the age of the house: most of the housing here went up from the 1960s onwards, and plenty has been extended more than once, so a building report matters more than the photographs.
What it costs and how long it takes
We charge one fee, set in writing at the start. The engagement retainer is paid up front as part of that fee, not on top of it, and the remainder is due after exchange.
Four to ten weeks from brief to exchange is typical for Full Search and Acquisition. Frenchs Forest houses took 43 days to sell in the year to August 2026, and with this much choice the timing is usually set by how quickly you can decide rather than by what comes up.
Full Search and Acquisition runs under an Exclusive Buyers Agency Agreement, so we work your brief for no one else and you brief no other agent.
Buying in Frenchs Forest
Buying in Frenchs Forest means buying a house, and choosing from more of them than anywhere else on the beaches. It sold 202 houses in the year to August 2026 at a typical price of $2.59m, and they took 43 days to sell.
That price puts it in the middle of the Forest rather than at either end. Belrose at $2.44m and Davidson at $2.46m were cheaper, Forestville at $2.84m and Killarney Heights at $2.79m dearer, and Beacon Hill and Allambie Heights both sat within about $35,000 of it.
The suburb runs along ridgelines at around 150 metres, with bush on most sides. The eastern streets look towards the ocean, the western ones across Garigal National Park to Chatswood and the city, and the streets that back onto the park get the quiet and the wildlife along with a bushfire-prone classification.
Three main roads cross it. Warringah Road runs east to west, Forest Way north to Belrose and Terrey Hills, and the Wakehurst Parkway north to south, meeting Warringah Road at the intersection long-time locals still call the Blinking Light. Houses on or just off those roads trade below the quiet streets behind them, sometimes well below.
The land around Northern Beaches Hospital has been rezoned for a new town centre and more housing, including the apartments Frenchs Forest has almost none of today. The streets closest to the hospital and Warringah Road are the ones most likely to change, so we look at what is planned next door before we look at the house.

Frenchs Forest and the suburbs around it
Frenchs Forest sits in the middle of the Forest, and most of its neighbours are more of the same: freestanding houses on generous blocks, priced within a few hundred thousand dollars of each other. That makes a Forest search unusually wide. A brief that fits Frenchs Forest usually fits two or three of the suburbs around it as well.
Across the five Forest suburbs around it, the typical house ran from $2.44m in Belrose to $2.84m in Forestville in the year to August 2026. Seaforth, to the south, is the exception at $3.66m, and that difference is the harbour.
- BelroseNorth up Forest Way. About $160,000 less on a typical house, and the next-biggest house market in the Forest, with 123 sales.
- DavidsonWest, on the edge of Garigal National Park. About $140,000 less, and a much smaller market, 55 sales in the year.
- ForestvilleSouth-west across Warringah Road. About $250,000 more on a typical house, and its typical house price rose 7% in the year, faster than any other suburb in the council area.
- Beacon HillEast towards the ocean. Almost exactly the same typical price, $2.60m, with water views from the higher streets.
- Allambie HeightsSouth-east, beside Manly Dam. Level on price at $2.56m, and quicker to sell, at 37 days.
- SeaforthSouth, across the bush towards Middle Harbour. About $1.07m more on a typical house, which is roughly what the harbour costs.

Questions about buying in Frenchs Forest
Why buy a house in Frenchs Forest rather than closer to the beach?
Space and choice for the money. A typical Frenchs Forest house went for $2.59m in the twelve months to August 2026, according to HtAG Analytics, usually on a bigger block, against $4.39m in Manly. And with 202 sold, you are choosing between houses rather than waiting for one.
How much do I need to buy in Frenchs Forest?
The typical house was $2.59m over the same period. That is a middle figure, not a floor: older houses on the main roads sit well below it, and renovated homes backing onto the bush well above.
Are there apartments in Frenchs Forest?
Very few for now. Almost every home in the suburb is a freestanding house, and units barely register in the sales figures. That may change around Northern Beaches Hospital, where the land has been rezoned for a town centre and more housing, but a unit buyer on this side of the beaches will usually find more choice in Dee Why or Brookvale.
What should I check on a Frenchs Forest house?
Whether the land is mapped as bushfire prone, which affects insurance and building costs. Any sewer or drainage easement through the back of the block. The fall of the land, which decides how much of the garden you can use. And a thorough building report, because most of the housing here dates from the 1960s onwards and many houses have been extended more than once.
Does Warringah Road affect prices?
Yes. It is the main east to west route across the Forest and it is busy all day. A house fronting it trades at a clear discount to the same house a street or two back, and the discount tends to hold when you come to sell, so it has to be reflected in what you pay.
Which schools serve Frenchs Forest?
For high school, Davidson High in Frenchs Forest and The Forest High School, which has moved to Allambie Heights. For primary, Frenchs Forest Public and Mimosa Public. Catchments keep their own lines rather than following the suburb's, so we confirm the catchment for the specific address.
How long does a Frenchs Forest search take?
Four to ten weeks, brief to exchange, for most engagements. Houses here took 43 days to sell in the year to August 2026, and with this much stock a well-prepared buyer can often move faster than that.
